Background
Potential Customer – WELCOME!
Before we give you the current status of our project we would like to give you a little background of the LDA’s monitoring and approval process to ensure safety of structure and adherence to the building codes established by LDA. By the way the building codes of LDA are one of the strictest in the world.
The approval is a four step process.
The first step is the most stringent in that it requires:
a. The vetting of the structure design, submitted by us, through a very senior structure engineer taken from a panel designated by LDA
b. Certification from EPA, TEPA and WASA that our project fulfils all their environmental, safety and capacity requirements.
c. Checking by LDA that the apartment complex is strictly in accordance with their building codes
d. While approving the project they give specific approvals for the structure to be constructed up to the plinth level (road level).
The second step occurs when the structure is constructed up to the plinth level and requires:
a. Our application to LDA to inspect the structure. The application contains the certifications by our Structure Designer, the architect and the Resident Engineer that the structure has been built according to the approved design and according to the international building codes.
b. A visit by LDA team to verify that the structure is indeed according to the approved drawings.
c. Approval to construct the building up to 38 feet ie another 3 floors.
The third step occurs when the structure is constructed up to the 3rd floor ie Ground floor plus 2 and requires:
a. Our application to LDA to inspect the structure. The application contains the certifications by our Structure Designer, the architect and the Resident Engineer that the structure has been built according to the approved design and according to the international building codes.
b. A visit by LDA team to verify that the structure is indeed according to the approved drawings.
c. Approval to construct the building till completion
The fourth step is the final completion certificate issued by LDA after ensuring that the structure is safe and built in accordance with the approved drawings.
AND NOW THE UPDATE as of October 18, 2019
1. All the three basement floors have been constructed having a covered area of around 70,000 sq ft.
2. LDA has given approval to construct the next three floors
3. The construction of the ground floor columns has started from October 15, 2019
4. We expect the construction up to the 3rd floor to be completed within 4 months ie February 2020 (in shaa Allah)
5. We expect to complete the whole structure up to the 7th floor within 9 months ie July 2020 (in Shaa Allah)
6. We expect to hand over the finished apartments to our residents within 18 months ie April 2021 (in shaa Allah)
